April 2014 Report

April 2014 broke some records in the market when compared to the last 2 years.

This is without a doubt a sellers market, with many home sellers seeing multiple offers on their homes, with some selling for more than the asking price.

The average length of time that a property is on the market, from the time it first hits the market to the time of closing, is at a record low of 108 days on average. That’s approximately one month less than the 2012 average for the same month.

The number of individual units sold during April 2014 is at a record high. With 303 sold in April 2014, compared to 267 and 193 for April 2013 & 2012, respectively.

The average price of homes sold in April 2014 is also at a record high. With April 2014 average being at $199,939, compared to $191,222 and $183,082 for April 2013 & 2012, respectively. These averages are also reflected in the overall total sales.
