“Anybody know the best place to find up-to-date real estate market stats that DON’T require you to be a broker? I’m not in the real estate field so I don’t have an MLS membership or anything, but I’m interested in the stats.”

There were over 100 responses provided by all kinds of individuals, both licensed and not, from cities and states all over the county. Some suggested checking out the big national sites like Zillow or Trulia, others suggested checking out their own local real estate websites. Some said ‘Contact me, I’ll let you know’ and well, others were just downright rude… but that’s a whole other subject!

The original poster was very appreciative of all the responses, however none of these suggestions really answered his question.

For clarification, this original poster is located in California.

Here’s the problem…..

Real estate is local. What sells for $200k in one part of the county/city is completely different than what sells for the same amount in another part of the county/city, so checking out not-so-local real estate websites won’t work.

The big national sites like Zillow and Trulia are not current with all their data. New listings, sale price, sold properties, price changes etc are not current. So the whole up-to-date stats won’t work with those sites.

Let’s take a look at his question…..

Here’s my answer:

There is NO place to find up-to-date real estate market stats that don’t require you to be a broker/agent. Only a broker/agent with access to the MLS can tell you the most up-to-date price changes, sold properties, new listings and other changes, for instance properties that just went under contract.

Second part:

Here’s my answer:

It depends on how up-to-date you want those stats. If you want to know what’s happening in your market today or in the last week or so, then without access to the MLS you will have a hard time getting it.

Here’s the solution…..

Contact 3 or 4 local Realtors. Let them know that you are interested in the most current market stats for the area you are looking in. Ask them all to email you the most up-to-date market stats for that area and ask them to continue to keep you updated on those stats. Then sit back and wait and see which Realtors follow through on a regular basis.

A Realtor worth his salt will WANT to provide you with that information and they will want to do it on a continuing basis.

A Realtor worth working with will WANT to have informed buyers and sellers. They will WANT you to know what the up-to-date market stats are.

I may be shooting myself in the foot but the truth is the most accurate and up-to-date stats can only come from a Realtor and testing that Realtor is the only way you will know for sure that you are getting the right information and you are getting the most up-to-date stats.
