Whenever homeowners put their home on the market, the only thing they want is to sell their home as quickly as possible for the most amount of money.

We get that, we completely understand it but sometimes getting from Point A, the decision to sell to Point B, the end goal of the property being sold, can be a daunting process.

All of a sudden the way you live in your home, the way you operate your home, the layout of the items in your home can become an issue.

The little things that you don’t even notice, like quirky door knobs, stains on the carpet, cluttered hall closets, wall paint colors, burnt out light bulbs, are all things that you are used to and you no longer even notice. It works for you and the way you live in your home but it may not always work for a potential buyer.

One of the most important things to keep in mind when selling your home, is that buyers are looking at several houses, not just yours.

Buyers are comparing your house to a lot of other houses. A lot of times buyers eventually just become numb to the differences in your house and all the others that they have seen.

House 2All things being equal, including price & location, if a buyer has already viewed a property that feels bigger, has less clutter, has wall colors that appeal to them, a property that they can imagine themselves moving right into without major changes, then they are more likely to pick that property.

This can be a really difficult time for home sellers. Not only do you have lots of memories in your home but you also have lots of personal preferences for how your home functions and operates.

Think (Father of the Bride II), once you decide to open your home to potential buyers, you are at the mercy and whimsy of those buyers.

But….. It doesn’t always have to be that way. Remember your goal is to sell your home and move onto other opportunities.

It’s an inconvenience, yes we absolutely agree, but if your goal is to sell your home as quickly as possible for the most amount of money, then allowing a pair of outside eyes to point out the things that potential buyers will see as a drawback in choosing your house over another house can only be a good thing.

Keep in mind; Once you decide to put your house on the market, it is no longer your home. A home and a house are two different things.

Buyers are looking for a house to make into a home. You are selling a home that needs to attract house buyers.

They are not buying your home, they are looking to buy your house and turn it into a home.

You have already made a HOME of the property but buyers want to feel they can make a home of it too.

As home sellers. you are selling a HOUSE not a HOME. Every home has a different feel to it and you want buyers to know that your house can be the perfect home for them.
